I had a young couple from San Fransico as a customer and as a neighbor. The husband was transfered to Bozeman to work on an Engineering job and his wife came along. Her employer said it would be ok to tele-commute for a few months while her new husband was in Bozeman. His job finished and they both stayed. They bought a home and planned to make Bozeman their new home. They both were able to do all their work via the web and they are required to fly back to San Fransico a few times per year to check in the the boss.

I've got quite a few friends I graduated with working for the oil companies in Alaska who commute on a weekly basis; also, had some airline pilot friends with Delta, Southwest and FedEx that commuted to their routes out of Belgrade International
(had to plug the old hometown) and their other places of residence. Guess Air Force ROTC would have been more lucrative in the long run than Army ROTC in that they've had more latitude as to where they could live since graduation.

well, we still plan to come back to Bozeman (at some point)
Brian made Major, so the Army will hold onto him a little longer. As for kids and I issues with the contractor makes me just want to stay in WA, and build that house here on acreage. Found 35 acre parcel that we like, but know we can at least swing 5 acres plus the house if we stay in WA.

curious what horse acreage within Bozeman/Belgrade/Gateway runs these days. It's 375K for the 35 acres here, but that's 30 minutes south of Olympia in a VERY small town. I know it's between 30 -60K an acre here in my town depending on location. still kick ourselves for not buying those 10 acres in Gateway back in 1997 -River Ranch - when the option was still available.

Yeah, but when compared to the 800K studio condos with no parking and $600/month HOA in my neighborhood, it seems downright cheap. Commuting to work could be a problem for me, though.

The "lot" I want here in my town is only 2.44 acres, horses allowed with city sewer, water, cable and phone. It costs 225K just for the lot. The one we may swing is just shy 5 acres outskirts of town with well and septic and it's 200k.
I look at it this way, if I don't mind having a hour commute to Ft. Lewis, and can put up with the mooing - my bestfriend and her husband will sell us 10 acres for 100k - less than half it's value and we can let all our kids screw around on the dairy

as for Brad's comment on CA - it's a half full/half empty scenario. Those of us with homes there know that although they are now outrageous in price, you can't afford to upgrade from your current home because of the market. Homes that sold in my parents town for 600k in 2001 are now over a million. Homes "down the hill" where my brother lives bought in 1997 for 280k for 1650 sf are now almost 700k. so most people in the area are stuck in their current homes unless they want to move out of the SF Bay Area - that includes a 40 mile radius of SF itself. joke is my parents want less home to maintain due to age and health issues, and brother wants more, so they may just switch homes. not sell to each other, just move into the others homes to get what they need to be comfortable.
SoCal is crazy too. So best to just stay out of CA if you want to live in more than a shoe box

good news for those that don't like CA of the real estate bubble. with all the rain they're getting in the SF Bay Area, BAC, my parents and many others in the area are going to simply wash away.
any realtors on the board - I know Re/Max Griz, but any others? Question will this "burst" the housing bubble in these overpriced areas? is it good to try and invest into an area affected by these storms, like FL and CA. Or does the trend to raise the prices continue? Just in case that happens here in WA. We've had flooding out here as well. thanks.
